Experience is the theme of November at MIG, and this month’s meeting brings together three different kinds of real-world experience that can help you strengthen your investing business.

Main Speaker:  Furnished Rentals – with Walter Jones
For the main session, long-time MIG member and investor Walter Jones will present a real-life case study on furnished rentals. Walter will share how he got started in real estate investing, how we all have to find our niche, or in his case, how the niche found him. He will walk through the decisions, challenges, systems, and numbers behind one of his recent furnished rental projects, giving you a clear look at how this strategy works in practice and what it takes to make it profitable.

This meeting is designed for investors at every level who want to understand furnished rentals from someone who has done it in the Memphis market. Walter’s teaching style is straightforward and honest, focused on what actually happens during a deal — the good, the bad, and the lessons learned. You’ll see how a furnished rental comes together from setup to tenant placement to ongoing management, and how to evaluate whether this niche might be right for you.

What You’ll Learn

Understanding furnished rental demand How to determine whether a property is a good candidate for furnished housing and what types of tenants these units attract.

Cost, setup, and logistics What it really takes to furnish a rental, including expenses, timelines, and the items that matter most to tenants.

Management differences How furnished rentals differ from traditional rentals in terms of turnover, maintenance, communication, and expectations.

Income and performance A real-world look at rents, expenses, and net income from an actual furnished rental case study.

Lessons learned What worked, what didn’t, and what Walter would do differently next time.

Early Bird Session  Advice from Experience with Kevin Perk

Long-time MIG member, past MIG President, and author Kevin Perk will share insights from his book, Advice From Experience to New Real Estate Investors. Kevin offers honest, thoughtful, real-world guidance on starting and growing a successful investing business, drawn from years of hands-on experience.

Educational Minute Walter Jones will share My Experience with MSI Insurance, offering a quick look at what it is like to work with this National REIA Sponsor.

Why This Event Matters
November at MIG is all about learning from experience — the kind that comes from doing real deals, solving real problems, and building real businesses. Furnished rentals can be a powerful strategy for increasing income and reducing vacancy, but they require a different approach than traditional rentals. This session gives you a clear, honest look at how they work in practice, taught by an investor who has built success in the Memphis market.

No fluff. No guesswork. Just practical, proven insights you can apply immediately to strengthen your investing business.
